Fine Residential is a well established, traditional estate agency firm. Nothing enormous, just a boutique style, personal service affair with select, loyal clientele. We have always used tech to our advantage and firmly believe that the industry is ripe for disruption.
Why can’t you instantly buy or rent a property online, at the click of a few buttons? By that I mean the whole transaction takes place online. Right now it comes off line at some point or another. And for most of our competitors it’s offline as soon as you hit ‘enquire’ on Rightmove.
It is almost possible and some platforms claim to offer an end-to-end solution. But it’s not quite there yet, certainly not mainstream like AirBnB, but that’s where we’re heading.
The UK Land Registry is in the midst of 4 year project to determine whether blockchain technology can be used to expedite the purchase of a home. They have already conducted a real life trial successfully.
At the same time, the old fashioned estate agency model of ‘Negotiator Agent’ working for a high street branch, earning a basic salary + commissions for him/her/itself, as well as significant earnings for the board, is also being eroded. Self-employed estate agents — USA style — are finally making a break through in the UK. Just look at the performance of eXp UK and Keller Williams.
So it’s meaner, leaner operations that will succeed.
I know that blockchain, digitising assets, tokenising services will all play a part in the property industry.
I like the idea that our firm’s operations can be tokenised. Combine that with some smart contracts, some mutually beneficial financial products and a slick UX and we have a winner, a scalable winner!
